August Construction Update – Momentum Continues at Beach Road, Sandringham
 

August has been another month of strong progress on site at our Beach Road project in Sandringham, with construction activity advancing across both external and internal fronts. From steelwork to service installations, the building is steadily transforming into a collection of refined, contemporary residences that speak to their Bayside location.

Upper-Level Structure and Windows Progressing
Installation of the light gauge steel (LGS) framing has advanced across levels 2 and 3, creating the structural outline for the upper levels and setting the stage for the roof installation to follow. Alongside this, window and door installation has commenced throughout the building. These works are a clear indicator of the project transitioning from external construction to enclosed interiors.

Façade Works Underway
Works to the external façade have also begun this month, introducing a new layer of texture and visual character. As the façade continues to take shape, the project’s coastal-inspired design will become increasingly apparent from the street.

Interior Fitout Gains Pace
Internally, services rough-in for electrical, plumbing and mechanical systems have now reached level 2. Framing and plasterboard installation are progressing in parallel, bringing definition and dimension to each apartment. These works mark the early stages of the fit-out phase, where layout and functionality begin to come to life.

What’s Ahead in September
September is poised to be a milestone month, with the scheduled removal of the tower crane signalling the end of major structural activity. Ceiling sheeting is due to commence on level 1, while internal painting and joinery installation will follow soon after. Roof sheeting and lift installation are also on the horizon.
